Mr. Stienstra has worked in the Commercial Real Estate Appraisal profession for over 18 years encompassing nearly all property types including office, industrial, retail, subdivisions and multifamily.

He has extensive experience in feasibility studies, rent studies, and valuing many different types of commercial properties for the purposes of financing, possible sale or purchase, renovation feasibility, ad valorem assessment, corporate and estate planning, eminent domain, and asset disposition.

Mr. Stienstra started his career as a commercial appraiser in 2006 in Ontario, Canada and has completed hundreds of appraisals for various clients. Nathan graduated with a Bachelor of Business Administration – General Management from Brock University and earned a Post-Graduate Certificate in Real Property Valuation (PGCV) at the University of British Columbia. He is an AACI Designated Member of the Appraisal Institute of Canada.

  EMINENT DOMAIN VALUATION

  Eminent domain is the right of government to take private property for public use upon payment of just compensation. The Fifth Amendment of the US Constitution guarantees payment of just compensation upon appropriation of private property. Condemnation is the act or process of enforcing the right of eminent domain. In Florida, fees for appraisers, engineers, land planners and other experts is paid for property owners that are subjected to eminent domain actions by the condemning authority.

• Entreken Associates appraisers have nearly a hundred years of cumulative experience in eminent domain and litigation related appraisal matters. Our appraisers have consulted for and prepared appraisals for state and local condemning authorities, as well as private property owners. Our appraisers have been involved in assignments ranging from simple strip takings and corner clips to full before and after appraisals involving parking loss, cut and reface, complex cost to cure programs, right of way cost estimates and corridor valuations.   We have provided FEMA Guideline Valuation Reports and Insurable Replacement Cost Estimates for a multitude of individual clients to present to municipalities and insurance companies. The Replacement Cost Reports adhere to the highest standard and have a high level of detail to be sure the reports exceed expectations.

• INSURABLE VALUE

  When preparing a report for Insurance use, we can calculate the Insurable Replacement Cost or the Reconstruction Cost. Depending on if the property is located in a Flood Zone A or AE, both cost calculations may be needed as the the flood insurance may cover different items from the wind/casualty insurance. We have years of experience using the latest CoreLogic cost estimator tools, as well as cost comparables from ongoing construction projects to compare to.

  Where appraisal reports are not required by Federal Law, due to certain transaction or property characteristics, Evaluations are performed to better understand the collateral risk involved with the loan, according to the Interagency Appraisal and Evaluation Guidelines (IAEG) issued by the FDIC, Federal Reserve, and Comptroller of the Currency, as well as other agencies in December of 2010. While Federal Law allows an Evaluation under the IAEG, some states have not yet recognized these standards and USPAP must also be followed, requiring an Evaluation to be conveyed in an Appraisal Report or Restricted Appraisal Report.

Senior Appraiser

Mr. Youschak has worked in the Commercial Real Estate field for over 17 years specializing in Commercial Real Estate Appraisal, Appraisal Review, Consulting, and FEMA Reports encompassing nearly all property types along Florida’s West Coast. For the past five years, he served as the Commercial Deputy Appraiser for the Monroe County Property Appraiser’s office where he was responsible for Property Tax Assessments from Key Largo to Key West providing insight into the unique Florida Keys real estate market. Currently, Scott and Entreken Associates, Inc. has opened a branch office in Key West specializing in Commercial Real Estate Appraisal, Consulting, and FEMA Reports in South Florida and the Florida Keys.

Scott’s real estate experience began at the University of Central Florida where his finance and real estate related classwork met the State of Florida appraisal trainee licensure requirements prior to obtaining his degree in Business Administration. (Registered Trainee Appraiser #13365). After graduation, Scott began his commercial career with Entreken Associates, Inc. in St. Petersburg, FL, where he was a commercial appraiser for 10 years. During this time, Scott became licensed as a State-Certified General Appraiser in 2006 and completed hundreds of appraisal assignments. Scott holds the prestigious ASA designation from the American Society of Appraisers.

After moving to Key West in 2013, Scott began reviewing both residential and commercial property appraisal reports throughout the Florida Keys for First State Bank. From 2014 to 2020 Scott worked at the Monroe County Property Appraiser’s office as a commercial appraiser where he was responsible for property tax assessments for all commercial properties from Key Largo to Key West while earning his Certified Florida Evaluator (CFE) designation. In 2020, Scott returned to fee appraisal and teamed with Entreken Associates, Inc. to open a branch office in Key West specializing in Commercial Real Estate Appraisal, Consulting, and FEMA Reports in South Florida and the Florida Keys.

Senior Appraiser

Mr. Bright has lived and worked in Pinellas County since 1972 and has over 40 years of experience in both Residential and Commercial Real Estate. He has been a Commercial Appraiser at Entreken Associates, Inc. since 1997.

Harry’s experience at Entreken Associates, Inc. includes valuing various property types including vacant land, industrial, office and retail properties as well as the appraisal of properties for FEMA purposes and Replacement Cost Estimates for insurance purposes.

Harry also holds a Florida Real Estate Broker License and been a member of the National Association of Realtors and the Pinellas Realtor Organization since 1977.

Senior Appraiser

Mr. Long graduated from Florida State University in 1991, where he majored in Finance. Ed is a Florida State Certified General Appraiser with more than twenty five (25) years of experience appraising all types of commercial properties for both public and private agencies throughout Florida.

Ed’s specialization includes appraisals of vacant land, environmentally sensitive land, industrial and manufacturing facilities and office/retail/institutional properties for eminent domain, litigation, underwriting, consulting and asset valuation work.

Ed has 25+ years of eminent domain appraisal experience and has been qualified as an expert witness in Hillsborough County. In addition, Mr. Long has assisted in providing right of way cost estimates for city, county and municipal agencies.

Additionally, Ed has extensive experience in corridor valuations for the railroad, water authorities, electrical and gas transmission lines and easement (less than fee) valuations for numerous agencies/clients.

Senior Managing Director/Partner

Mr. Anderson graduated from Florida State University in 1991, where he majored in Real Estate and Finance. He has been involved in commercial real estate for nearly 30 years and obtained the MAI designation from the Appraisal Institute in 2003. Mark leads the eminent domain and litigation practice area for Entreken Associates, Inc.

Mark currently has FDOT District-Wide Appraisal Service Contracts in Districts One, Two, Five, Seven and the Turnpike Enterprise. While the vast majority of his eminent domain appraisal experience has been preparing appraisals for condemning authorities, Mark has consulted and prepared appraisal reports involving eminent domain actions and other litigation matters for private property owners. Mark has been involved in the preparation of hundreds of eminent domain and litigation related appraisal reports ranging from simple strip takings and corner clips to full before and after appraisals involving parking loss, cut and reface, and complex cost to cure programs.

Mark has testified at trial and numerous order of taking hearings, depositions, and deficiency hearings. Mark has been qualified as an expert witness in Pinellas, Hillsborough, Pasco, Polk, Manatee, Sarasota, Marion, Seminole and Okeechobee County Circuit Courts. Mark was appointed as a Special Magistrate by the Pinellas County Value Adjustment Board from 2007 through 2011.

Mr. Tom Hockensmith has been involved in the residential appraisal profession for over 25 years. He has been involved in our residential appraisal department since its inception in the early 1990’s, and currently is a Principal and Senior Managing Director at Entreken Associates, Inc. Tom has personally prepared over 8,000 residential assignments, and reviewed over 25,000 assignments of associate appraisers.

Tom started his career in Florida as a building contractor, with the knowledge gained being valuable as it relates to residential construction and valuation. As a result of his experience and expertise, some assignments include some of the Bay area’s largest and most valuable homes. He has been qualified as an expert witness for court testimony in Pinellas, Pasco and Hillsborough Counties. Tom graduated from Eckerd College in St. Petersburg, and currently holds the prestigious SRA designation from the Appraisal Institute.

Emeritus Partner

Mr. Boyle has been involved in commercial valuation with the Entreken Associates, Inc. for over 34 years. Jeff is also active in commercial brokerage and asset management.

Jeff has a specialty practice of consulting and highest and best use analysis related to vacant land and subdivision/condominium development throughout Florida.

Additional areas of practice include consulting services related to highest and best use analysis, feasibility analysis and studies for repurpose of real property for municipalities and government agencies. This also relates to extensive studies for expansion and/or contraction of sports venues throughout the United States.

He testified as a qualified expert in Circuit Court (Sixth Judicial Circuit, Pinellas County Florida, Thirteenth Judicial Circuit, Hillsborough County and Twelfth Judicial Court for Manatee & Sarasota Counties) and United States Bankruptcy Court, Southern District of Florida.

Mr. Sanders has been involved in the real estate profession for over 20+ years. Since 2014, Wes has been directly involved in analyzing, underwriting, submitting offers, or valuations, on over $1B in properties. He has also closed almost $30M in transactions during the same timeframe.

Wes is active in the valuation industry with completion and review of over 800 appraisals in the past few years and several thousand over his career. Wes has extensive experience in feasibility studies, rent studies, and appraisal review for commercial properties. Wes previously worked for a national valuation company as a managing director, as well as two other valuation firms in the Dallas-Fort Worth Metroplex and in the Tampa Bay area completing appraisals, feasibility studies, HUD reports, and cash flow models on a variety of commercial properties since 2003.

He has testified as a qualified expert in Circuit Court in multiple counties, testified in US District Court (Middle District of Florida), and Deposed as a qualified expert in Circuit Court in multiple counties. He was also a Valuation Trends speaker at the 2014 Annual Conference for the Aggie Real Estate Network. National appraisal and market studies have included properties in over 15 states in the Midwest, Southeast, Northeast, and Puerto Rico.

In 2015, among other accomplishments, Wes and his partners successfully completed the syndication, acquisition, and renovation of an apartment complex. Over the next 18 months, the property was strategically transformed. With an increase in EGI of almost 30%, expense reduction of 16%, the value increase exceeded expectations. Wes was also instrumental in the 2016 acquisition and renovation of an apartment complex in Dallas. This property required significant mechanical and aesthetic interior and exterior upgrades, which resulted in a value increase of approximately 40% over costs in one year and was put under contract after 18 months at 75% over acquisition and renovation costs, selling in early 2018.

Wes is a graduate of Texas A&M University and Blinn College and has completed extensive real estate course work and continuing education through multiple providers. He is a Member of the National Association of Realtors, North Texas Commercial Association of Realtors, Florida Gulf Coast Association of Realtors, and received the Certified Commercial Investment Member designation from the CCIM Institute. He currently holds the prestigious MAI designation from the Appraisal Institute, and he currently serves on their National Board of Directors. He was the 2018 President of the Gulf Coast Chapter after serving multiple leadership roles including the Government Relations Chairman for AI Region X. He was the Recipient of the AI Volunteer of Distinction on numerous occasions. He is also a Member of the Aggie Real Estate Network.
